Collins, Colorado 80522 Re: DRAINAGE AND EROSION CONTROL REPORT 310 Whedbee Street P.U.D.; Fort Collins, Colorado Dear Glen, 310 Whedbee Street P.U.D. consists of the proposed construction of a 1,280 square foot three car garage with two (2) bedroom living unit above. The lot is a 50' wide by 190' deep lot (9,500 square feet; 0.218 acre) site located within the Old Town Drainage Basin. There is an existing 1,186 square foot (0.027 acre) residence situated near the front, or west side of the lot, with several outbuildings which have been identified as two (2) garages and one (1) shed. TI1e garage/apartment unit will take the place of the two (2) existing garage/shed units which will be removed from the site. TI1ere will also be a certain amount of concrete removal to facilitate construction of the unit, as well as new concrete drive and sidewalk adjacent to the proposed garage. DRAINAGE: Re-development of this site would have absolutely no effect on the overall drainage impact within the Old Town Basin. Detention ponding is not required. Our calculations indicate that there will be essentially no increase in runoff due to the minor re-development of the site (See attached runoff coefficient calculations). EROSION CONTROL: The required control security deposit will be $ 1,000.00. College, Suite 12 Fort Collins, CO 80525 (303)226-5334 April 4, 1994 Project No: 1161-11-93 Re: EROSION CONTROL SECURITY DEPOSIT REQUIREMENTS 310 Whedbee Street P.U.D.; Fort Collins, Colorado Erosion control deposits are typically figured based on 1.5 times the cost to install the approved erosion control measures or 1.5 times the cost to vegetate the actual area disturbed by construction, to dryland grasses. In no instance shall the amount of security be less that $1,000.00. * Erosion control during construction will consist of a limited amount of silt fencing placed at the rear of the lot near the alley. Approximately 70.00 LF of silt fence is proposed. Based on a lineal foot price of $ 6.00 per lineal foot for this quantity of silt fence (provided by Connell Resources, 04/04/94), the estimated cost to install the silt fence is approximately$ 420.00. * Based on the most current cost data for revegetation provided by the Stonn Water Utility and based on an actual anticipated net affected area of approximately 0.05 acre, we estimate that the cost to revegetate the affected area will be$ 48.75 (1.5 x $ 650.00 / acre x 0.05 acre).
