Box 580 Fort Collins, CO 80522 Dear Basil, re: Lot 16, Block 4, Evergreen Park Mr. Vogel and Mr. Wartenbe have decided to pave the west part of their project, instead of the originally proposed gravel surfacing. The grades in the proposed paved area will remain the same, so the only revision to the drainage calculations will be the quantity of runoff and the additional detention volume required. I have recalculated the new composite runoff coefficient and the new detention volume required. The pond high water elevation will raise 0.10 feet to provide the needed additional volume. This will be accomplished by raising the pond overflow elevation through the driveway from 70.00 to 70.10. The concrete floor of the building is already constructed at elevation 71.0 so there now will be 0.9 feet of freeboard between the 100 year high water line elevation and the finish floor. A variance from the required 1.0 foot freeboard is hereby requested. The maximum ponding depth on the asphalt parking area will be maintained at 1.50 feet at the lowest point. On March 27, 1996 I made a revision to the entrance driveway to allow room for a 4 foot wide sidewalk for handicapped access. In order to provide this room, the south concrete wall of the detention pond was moved 4 feet to the north. This lessened the provided detention volume by about 120 cubic feet. I have taken this pond area revision into account in the revised calculations included with this report. This revised report includes the new calculations sheets and a copy of the revised overall utility, grading, drainage and erosion control plan. The erosion control procedures are not changed by this proposed revision. This revised report is prepared in compliance with the City of Fort Collins Storm Drainage Criteria. Sincerely, Phillip I. Collins, CO 80522 970/482-9331 Fax 970/482-9382 � h 4502 SITE INFORMATION AND LOCATION Lot 16 in Block 4 of Evergreen Park is a 39500 square foot lot which was platted in 1973. The lot is located on the west side of Blue Spruce Drive about 700 feet north of Conifer Drive. All streets and utilities in the area are existing. The lots to the south and west are developed and the lots to the north are vacant. EXISTING SITE CONDITIONS Lot 16 drains from the west to Blue Spruce Drive on the east on a slope of about 1.0 percent. There is no offsite drainage onto Lot 16. Lot 3, which is located directly west of Lot 16, has been graded to drain back to the west. Lot 17 on the north and lot 15 on the south both drain east to Blue Spruce Drive. Lot 16 is presently covered with fairly heavy vegetation. PROPOSED DEVELOPED DRAINAGE Lot 16 will be graded to drain to a detention pond located along the east side of the lot. The ' pond will be adjacent to Blue Spruce Drive and the pond outflow will be released into the west gutter of Blue Spruce Drive through a restricted orifice. The detention volume requirement is the difference between the 2 year historic runoff and the 100 year developed runof, with the allowable release rate being the 2 year historic rate. Calculations ofthe allowable release raterestricted orifice sizing, required detention volume and volume of the proposed pond are shown on the included sheets. EROSION CONTROL Lot 16 is located in a moderate rainfall erodibility zone and in a moderate wind erodibility zone. The east two thirds ofthe lot will be covered by the detention pond paved parking and drives and by the building. The rear one third of the lot will be covered with a gravel storage area and by two storage buildings. A silt fence will be installed along the west curb of Blue Spruce Drive during overlot grading. A sediment trap will be placed over the detention pond outlet. Adequate wind erosion will be provided by the construction of the building and by the rainfall erosion control measures.
