Little Caesar P.U.D.
This is the final storm drainage report for a proposed Little Caesar's
Restaurant and a small office building at the corner of East Horsetooth Road
and Mitchell Drive. The site was originally to be Lot 1, Strachan Continental
Subdivision, which was approved in August 1981. That subdivision had three
lots, and the utility .and drainage plans were completed for all three lots
and approved by the City of Fort Collins on August 21, 1981. However, at
the last minute, Lots 1 and 3 were deleted from the subdivision plat and
only Lot 2 was included on the filed plat. Lot 2 has the two large office
buildings at the corner of East Horsetooth Road and J.F.K. Parkway.
The utility and drainage plans and the storm drainage report included
Lot 1 which is proposed for development at this time. A copy of the Storm
Drainage Report dated July 3, 1981, is included as a part of this report.
Lot 1 contains 1.26 acres, and Mitchell Drive has 0.49 acres. The original
Strachan Continental Subdivision contained a total area of 9.6 acres. The
storm drainage system was designed for the runoff from the 9.6 acres and
the historic runoff from 11.3 acres offsite. Mitchell and Co., the developer
in 1981, negotiated with the Warren Lake Reservoir Company to provide
detention in Warren Lake for the 9.6 acre subdivision. There is no onsite
detention provided. The utility plans were approved by both the Warren Lake
Reservoir Company and the Larimer County No. 2 Canal Company
The storm drainage system was designed for the ten—year frequency storm
and consists of 24" and 30" concrete storm drains along J.F.K. Parkway and
a 15" concrete storm drain running West along the south side of Horsetooth
Road to the existing small parking lot east of Lot 1. Three 30 %19" oval
pipes carry the ten—year storm diagonally northeast across the
Horsetooth—J.F.K. intersection. The storm water then flows through the
Marriott Hotel storm drain system, then east across Stanford Road and south
across Horsetooth Road, and then into Warren Lake.
The runoff from Lot 1 will flow on the surface to the existing. 5—foot
curb inlet at the Northeast corner of the Northwest parking lot on Lot 2.
The storm water runoff from Mitchell Drive will flow to the existing 4—foot
curb inlet at the Southwest corner of Horsetooth Road and J.F.K. Parkway.

The quantity of storm water from the site in a ten—year storm is 4.0
c.f.s., and the quantity of storm water from Mitchell Drive in a ten—year
storm is 1.5 c.f.s. The storm water calculations are included as a part
of this report. The preliminary grading and drainage plan is also included
as a part of this report. It shows existing contours and spot elevations
and proposed spot elevations. It also shows drainage arrows depicting
direction of flow.
A silt fence will be constructed along the East line of the site to
intercept any silt from entering the existing driveway. Also, a rock filter
will be constructed at the existing inlet in the existing parking area on
Lot 2.

STORM DRAINAGE REPORT
Strachan Continental Subdivision
Strachan Continental Subdivision, Fort Collins, Colorado, consists
of three lots zoned Highway Business and encompasses 9.59 acres. The
subdivision is a part of the Foothills Drainage Basin and lies Northeast-
erly of and below the Larimer County No. 2 Canal. Approximately 11.3
acres of the Foothills Drainage Basin lie above this sudivision and run-
off not intercepted by the Larimer County No. 2 Canal could be�expected
to flow through the subdivision. The historic flows are from the South-
west to the Northeast corner of the subdivision and proceed to:.&ithal>weg 400
feet North of Hosetooth Road and on Southeasterly to Warren Lake.
Developed conditions could see historic two year quantities being
piped under the Larimer County No. 2 Canal from the 11.3 acres from
one or more detention basins. This quantity should not exceed two
cubic feet per second at the two year historic rate of outflow. These
flows could be delivered to the surface of this subdivision by proposed
siphons under the canal.
__. Storm water detention for this subdivision has been negotiated
for with the Warren Lake _Company. Therefore, no on site detention
will be provided.
An underground storm drain system has been designed to carry the
ten year storm runoff Northeasterly across Horsetooth Road to the
Strachan Subdivision, Third Filing storm drain system. This storm
drain on the "Arena" ty L ,
proper.,a� been built and the surface has
been graded. The "Arena" System was designed to include runoff from
the entire Foothills Basin. It will carry the Strachan Continental
Subdivision runoff to Warren Lake.
