REVISED AUGUST 10, 1989 1 1 Prepared by: Parsons & Associates 432 Link Lane Plaza Fort Collins, CO 80524 ' (303) 221-2400 ' PROJECT NO. 88.20 SLY 1 FINAL DRAINAGE REPORT CREEKSIDE ESTATES P.U.D INTRODUCTION This drainage investigation has been performed for the purpose of providing design information for the development of the Creekside Estates P.U.D., a residential development to be located east of Westshore Way and west of Harmony Reservoir. The City'of Fort Collins "Storm Drainage Design Criteria & Construction Standard" was used as a basis !for guidelines and criteria throughout this investigation. SITE DESCRIPTION The Creekside Estates P.U.D. is situated in the south one- half of Section 36, Township 7 'South, Range 69 West of the 6th Principal Meridian, City of Fort Collins, Colorado. The site contains 3.01 acres. To the west is Westshore Way, to the south is Boardwalk Drive and the site is contiguous to Harmony Reservoir on the east. The site will be developed into 10 single family lots with a minimum lot size of 7700 square feet. ,.This is'a replat of the previously approved Shoreline P.U.D. DEVELOPED CONDITIONS Because all runoff from this development is directed towards Harmony Reservoir, and in compliance with the Master Drainage Study for "The Landings P.U.D." dated January 1979, no detention is provided -for this site. There is a drainage channel to the north of the site which carries7 48 cfs from off -site, and a drainage channel to the south which carries 108 cfs from off -site, per the Master Drainage Study for "The Landings P.U.D." All runoff from the site leaves undetained to the reservoir. High water in the reservoir is 5007.00. Maintenance of the -North half of the Northerly Drainage Channel (North 12.5 feet of the North 25 foot drainage easement) and all portions of the drainage channels contained within Tracts A, B,�& C shall be maintained by the Homeowner's Association. All other portions of the drainage channels and the adjacent reservoir shall be maintained by the adjacent lot owners. CONCLUSION: 1 Storm drainage improvement design for the proposed Creekside P.U.D. is based in part on the earlier Storm Drainage Report for ' "The Landings P.U.D." Alterations to that report were required to reflect modifications in the drainage improvements proposed for the Creekside P.U.D. Alterations and design have been performed ' in accordance with the City of Fort Collins Storm Drainage Design Criteria Manual; dated May 1984. Calculations are included with this report and indicate the proposed Creekside P.U.D. will have ' no adverse impact on the surrounding area. Prepared under the dir t supervision of: Donald M.
