Box 580 Fort Collins, Colorado 80522 Gentlemen: The following is the storm drainage report for Gilsdorf Garage, 1111 West Mulberry Street. The legal description is Lots 5 and 6 and Part of Lots 3 and 4, Block 1, City Park Heights, Fort Collins, Colorado. The 0.76 acre tract is in the Old Town Basin. The tract has the existing automotive repair garage and an existing single— family residence. The site is being reviewed because of a proposed addition to the garage and expansion and paving of the existing gravel parking area. The site is split into two basins, with the north half of the site draining northeasterly to West Mulberry Street being Basin "A". Basin "B" is the south half of the site and drains southeasterly to the existing alley. All of the existing improvements are located in Basin "A" except a shed which is to be removed. There is no additional hard surfacing proposed for Basin "A". A 1680 square foot addition to the garage is proposed for Basin "B". The expansion and paving of the gravel parking area containing 5988 square feet is also proposed in Basin "B". To detain the difference between the 100—year developed storm and the two—year historic storm, 1740 cubic feet of detention is required. The detention will be in the southeast corner of the proposed paved parking area, and the discharge will be metered by a three—inch diameter P.V.C. pipe through the planting buffer in the southeast corner of the parking area. Eight —inch landscaping timbers and earth landscaping strips will back up the runoff from Basin "B". The runoff from Basin "B" will drain easterly in the alley to the west curb and gutter of South Shields Street and then north to an existing inlet at the corner of Mulberry Street and Shields Street. Basin "A" will drain, undetained, easterly in the Mulberry Street curb and gutter to the existing inlet at the intersection. James H. Stewart and Associates, Inc. 103 S. Meldrum Street P.O. Collins, CO 80522 303/482-9331 Fax 303/482-9382 Drainage Report, Gilsdorf Garage Page 2 The City of Fort Collins is requiring the extension of the asphalt paving of the alley from the existing 7-11 Store paving west to the west side of the driveway from the alley to the Gilsdorf Garage. The alley paving will be eighteen feet wide with an inverted crown. We are requesting that no concrete,,)/ pan be required for 140 feet since the existing paved alley has no pan. 9 The runoff from the portion of the alley being paved is not being detained. The proposed paving is downstream from the proposed detention pond. The storm drainage calculations, detention pond mass diagram and the grading and detention plan are enclosed as a part of this report.
