Box 580 Fort Collins, CO 80522-0580 ' Dear Basil, The Hawthorne Maintenance Supply project is the construction of a sales office - warehouse and its associated parking lot on Lot 3 of Collindale Business Park Second Filing. The site is located in the Fox Meadows Basin. Collindale Business Park Second Filing was platted in 1993, and the streets and utilities for the Collindale area were constructed in 1990. ' Lot 3 is located at the northeast corner of Lowe Street and Automation Way. The site is presently covered with vegetation. Lowe Street along the south side and Automation Way along the west side are constructed with curb, pavement and utility lines. The lot to the north is existing ' construction with a building and parking lot. When the Collindale project was done in 1990, a detention pond was constructed which was to provide detention for the total Collindale Business Park. This pond is located in the northeast corner of Collindale Business Park and will provide detention for Lot 3. There is an existing easement and drainage channel across Lot 2 to the north of Lot 3 which was designed to carry runoff from Lot 3 to the detention pond. The new City Standards will necessitate some revisions to the previously designed facilities to provide additional detention for the increased rainfall intensity and to provide a water quality feature. The calculations have been made, and are included in this report, for the amount of additional detention required, the release rate and the amount of extended detention required for a water quality ' pond. The site has been designed with a detention pond and water quality outlet structure. The . water quality outlet structure is located in a landscaped area and its outlet is into an existing drain swale with a concrete pan which will carry the outflow across the existing lot to the north and into the existing detention pond. There is an overflow spillway constructed with the outlet box which will allow larger storms ' to overflow into the existing swale across Lot 2 and go into the existing detention pond. Collins, CO 80522 ' 970/482-9331 Fax 970/482-9382 I ' swale across lot 2 was designed to carry the total release from lot 3, which was a 100 year Q of 7.07 c.f.s. before the higher rainfall intensity was adopted. The 100 year runoff from Lot 3 using the new rainfall intensity curve is 9.92 c.f.s., but this can be carved by the existing swale across Lot 2, because the capacity of the swale is 17.5 c.f.s.. This capacity was calculated by the drainage report for Lot 2 of Collindale Business park, Second Filing, and a copy of this calculation is included at page 8 in ' this report. The site is located in a moderate rainfall and wind erodibility area. Rainfall erosion control will be provided by the construction of the concrete foundation and by installing a silt fence along the east and north sides of the site. The berm will be installed along the east and north sides of the detention pond and a gravel sediment trap will be placed over the pond outlet to provide additional ' erosion control. Wind erosion control will be provided by the silt fence and building foundation There are three plans included in the pocket of this report. There is a print of the original Collindale Business Park from 1989, a print of the existing Lot 2 to the north, and a print of the proposed grading plan for the Hawthorne site.
