' Dear Basil:
This is the final drainage report for Cetacean Minor Subdivision, which is a one lot in -fill
' subdivision on the South side of Harvard Street between South College Avenue and McClelland
Drive. The one lot contains 20,000 square feet. It is bounded on the North by Harvard Street, on
the East by an existing car wash, on the South by an undeveloped lot and on the West by an
' existing office building and its parking lot. The site drains from Southwest to Northeast at an
approximate slope of 1.0%. \_/

The owner proposes to construct a retail building containing 7,000 square feet and a
parking lot for eleven cars. The difference between the two year frequency historic storm runoff
and the 100 year frequency developed storm runoff will be detained in the landscaped area and
parking lot area at the North end of the lot. The historic discharge will be metered out through a
pipe into the Harvard Street south gutter.
The outlet pipes from the detention pond on the adjacent parking lot to the West simply
daylight onto the site midway along the West property line. The two four inch diameter pipes will
be extended to Harvard Street. The historic runoff from the undeveloped lot to the South of the
site will be allowed to continue to sheet flow through the site to Harvard Street. The detention
pond will not be sized to detain the offsite flows. The runoff from the South half of Harvard
Street will not discharge into the detention pond, but the detention pond was sized to include that
runoff
EROSION CONTROL: The site is in a moderate rainfall zone and a moderate wind zone.
The site will be rough graded and the detention pond will be used as a sediment trap. A silt fence
will be placed along the East property Tine and along the North line of the two segments of the
detention pond. The foundation will be constructed immediately after the grading is completed.
The landscaping and the paving will be done when the building is nearing completion. The gravel
sediment trap will be placed in the pond as soon as the pond is graded.

drainage and erosion control plan are enclosed as a part of this report.
This drainage report and the design of the drainage system are in compliance with the City
of Fort Collins Storm Drainage specifications and criteria to the best of my knowledge.

We wish to submit the attached calculations for the drainage design
at the Solar 1 Subdivision. Located at the intersection of
McClelland Drive and Harvard Street, the subdivision is one acre in
size and zoned Highway Business.
On July 23, 1982, you informed me that you were not aware of any
Special Improvement District proposed along that area of College
Avenue. We know of no other mitigating circumstances that would
justify a variance request from normal detention requirements.
The drainage design calls for parking lot detention with overland
discharge to the east. Discharge continues overland 100 feet or so
to the Executive Car Wash on Harvard. The runoff water enters a
storm sewer system, identified in the Foothill Basin Study, feeding
Sherwood Reservoir.
There is no flow crossing the site from upstream areas. The flow in
the street on the north and west sides of the subdivision consists
only of precipitation falling on the street. Thus no curb
overtopping is expected.
This is a small site in a heavily developed area that has a minor
storm system substantially in place. With on site detention it would
appear that runoff from Solar One would not adversely affect that
minor system.
