Box 580 Fort Collins, Colorado 80522 Dear Bob: Laboratory: 301 Lincoln Court P.O. Box 429 Fort Col lins, Colorado 80522 (303) 484.8309 Please find enclosed calculations and the mass diagram for Baystone Village. It is a proposed planned unit development in the Penthouse Subdivision located on Baystone Drive between City Park Avenue and Bluebell Street. Baystone Village is zoned R-H and has an area of 2.3133 acres. It is proposed to detain, on site, the difference be- tween the two-year historic runoff and the 100-year developed runoff. The required detention volume is 18,090 cubic feet and is being pro- posed in five ponds in the parking area with an underground storm sewer system. The storm sewer will have restriction plates in each area inlet that will detain the runoff on the surface of the parking areas. The allowable outlet rate for the oroject is 0.49 cubic feet per second. The storm water will discharge through a slot in the curb and walk on the west side of Bluebell Street, The runoff will then flow south along the west side of Bluebell Street several hundred feet and then cross Bluebell Street in an existing concrete pan and then enter the existing catch basin at the northeast corner of Bluebell Street and West Plum Street. There is no offsite runoff onto the proposed Baystone Village, and there will not be any storm drainage from the proposed project allowed to dis- charge onto other private land. If you have any questions regarding this drainage plan, please call. Very truly yours, JAMES H. STEWART AND ASSOCIATES, INC. Richard A. Rutherford, P.E. & L.S.
