Dear Glen:
This is regarding the storm drainage for Lot 1, Bankcenter Square. The
Lot had been developed as a bank with a drive thru facility. The drive thru
facility has been removed and an addition to the building is being planned
in the same area. The amount of impervious surface basically remains the same.
There is a small area in the front of the building that is being planned to
have storm water detention. There was no detention on the lot prior to this
project. The detention area is planned to have a 22 inch diameter metered
outlet pipe thru the College Avenue curb. The runoff flows Northerly in the
College Avenue gutter to an existing inlet near the Northeast corner of Lot
1. The runoff is then carried directly into the Sherwood Ditch by way of a
15 inch storm drain. There is approximately 0.90 acres of Lot 3 that is up—
stream of the front subbasin.
The rear subbasin's storm water sheet flows North across the parking area
and enters the Sherwood Ditch by way of two concrete spillways. The rear sub —
basin is not being altered at this time.
There is only a small portion of Lot 3 that is upstream of the rear sub —
basin on Lot 1. There is a drainage plan approved by the City of Fort Collins
that provides for storm water detention on Lot 3. That project has not been
constructed at this date.
