Drainage Narrative
Dear: Mr. Mogen
We are providing a detailed memorandum showing the increase in impervious area and drainage
design for the proposed site and comparing it to the existing site conditions.
This drainage narrative provides a summary of the existing and proposed drainage conditions
associated with the proposed Krispy Kreme building at 4624 Mason Street located on a.781-acre
parcel. The existing site is stabilized by the existing building, parking lot, drive-thru aisles, and
landscape area. The project area is anticipated to disturb ±0.36 acres. This disturbed area is also
detailed on the submitted Minor Amendment plans and included in the attached Exhibit A— Proposed
Drainage Map of this letter. Table 1 below is a summary of the anticipated areas and Table 2 below is
a summary of the Impervious areas:

The increase impervious area for the entire site is 947 Square Feet (SF). This increase in impervious
area is due to the addition of the existing building expansion (185 SF) and updates for truck unloading
area which removes an existing landscape area. In the existing condition, 8.77 cubic feet per second
(CFS) flows downstream from the project area in the 100-year storm event. Runoff flow is increased by
0.14 CFS in the proposed condition for the 100-year storm event to 8.91 CFS. The project site was
previously studied by Adam-Avery, LTD. with a written Final Drainage Report approved 12/07/1995
(See Exhibit D). The project is intended to upgrade the building and site to fit the needs of the proposed
tenant.
Basin A historically includes the building, drive thru land and all parking on the north side of the site.
Runoff historically flows overland towards a 8'x6' box inlet with a slotted manhole located in the
northeast portion of the site. The existing inlet connects to existing public infrastructure. Proposed flows
follow historic flows by conveyance through existing curb/gutter and a proposed 2' wide pan to existing
8'x6' box inlet with a slotted manhole. The additional 0.14 CFS is proposed to go to this inlet in the 100-
year storm. The existing slotted manhole can hold capacity for the minor storm. For the major storm
the spillway is East of the inlet onto College Ave.
Basin B historically includes south side of the parking area. The study encompasses the full property
limits. Historically, this basin drains towards an existing sump inlet located on the parking bay south of
the site. Limited disturbance is anticipated in this basin, proposed changes include removing and
adding landscape islands, stump removal, and proposed tree additions. Equivalent runoff coefficients
for existing and proposed conditions are calculated in Exhibit C. Ultimately the flows end up within an
existing 18-inch RCP storm sewer pipe that conveys runoff to the Mail Creek 8'X8' box culvert
historically.
In conclusion, the added runoff from the added building square footage and impervious area is not
anticipated to negatively impact the existing site or sites upstream and downstream of the site.

FINAL DRAINAGE STUDY
FOR
FAZOLI'S AT ARBOR PLAZA P.U.D.
General Location and Description
The Fazoli's praject is located in the northeast quarter of section 2, township 6 north, range
�69 west of the 6th principal meridian, City of Fort Collins, County of Larimer, State of
� Colorado. The site is bounded by South Col{ege Avenue on the east, Ethan Allen on the south,
undeveloped land of Arbor Plaza P.U.D. on the west, and Soundtrack on the north. The project
� cove�s 0.83 acres which is currently undeveloped. Recent construction has installed a box
culvert across the site to convey Mail Creek flows under the Arbor Plaza improvements.
Completion of the box culvert project included fiUing the site to accommodate the Fazoli's
� improvements. There are no irrigation facilities in evidence on the site. Mail Creek is a major
drainage within the city.
II. Drainage Criteria
The conclusipns of this Final D�ainage Study are based on the criteria presented in the City of
Fort Collins Storm Drainage Design Criteria and Construction Standards, May 1994.
Developed runoff was calculated using the rational method for the 10-year and 100-year
events. Since the project lies immediately adjacent to Mail Creek no detention is being
provided for this site.
III. Orainage Basins
The developed lots which are a portian of Arbor Plaza have installed storm sewer facilities
which convey site runoff from the respective site to Mail Creek drainage. The box culvert
construction mentioned above connected the individuaf storm sewers to the box culvert. The
only off-site area upstream of the srte which does not have existing drainage facilities is the
undeveloped parcel west of the site. Runoff from this area is negligible at this time due to the
existing pervious surface and small area. The site area will be divided into three sub basins.
for the existing storm sewer on the plat.
Basin A covers 0.34 acres on the south side of the parking area. This basin is partly covered
with existing asphalt being used for parking by Ethan Allen. Basin A will drain towards an
existing sump inlet located an parking bay south of the Fazoli's site on the Ethan Allen site.
The existing inlet has adequate capacity for the additional runoff. An existing 24-inch RCP will
convey the runoff from the inlet to the Mait Creek box culvert. An easement will be dedicated
Basin B covers 0.73 acres of the site and include the proposed building, drive thru lane and all
parking on the north side of the site. Runoff from Basin B wiU flow overland towards a Type
R inlet in a sump located in the northeast portion of ihe site. The proposed inlet will be
connected to the Mail Creek box culvert. If the inlet were to become pluged with debris the
overflow would drain to South College Avenue.
Basin C covers 0.05 acres of the site in the landscaped area along South College Avenue.
Runoff fram this area drains directly towards South College Avenue.

� IV. Erosion Control
FINAL DRAINAGE STUDY
FOR
FAZOLI'S AT ARBOR PLAZA P.U.D.
Soil erosion from the site will be controlled using standard erosion control facilities. Sediment
� leaving the site is not expected to be a problem since all the sediment will drain into the central
inlet and the existing inlet. A straw bale inlet filter wil! protect the central inlet while a gravel
filter will protect the existing inlet. Straw mulching will cover approximately 50% of basin B
� in order to help prevent on-site erosion. A silt fence will be constructed around the perimeter
of the site as to prevent construction activity disturbing the surrounding area. Furthermore,
water trucks will be provided to keep wind erosian in check if called on by the City Inspector.
� An erosion control escrow of approximately 53,450.00 was calculated to secure the appraved
erosion control measures.
' V. Conclusion
, The design presented in this report will provide facilities which adequately and safely canvey
developed storm runoff from the site and discharge it in an acceptable manner to Mail Creek.
