Gentlemen:
consult.irlh engineers
We have measured the relative elevation. for the over lot grading at Lot 14. The Ramparts at Miratnont P.U,D..
( 10:12 Pinnule Place) Fort Collins. Colorado. During the imVestigation, we measured elevations at the lot sides
and corners, top of foundation. lowest opening, and the drainage swales on the east and west sides of the subject
lot.
()UT representative noted that the grade break for the east and west swales had been moved to the vicinity of the
northwest portion of the subject residcrlce and is approximatciy two and three -tenths feet (2.3') higher than
indicated on the Grading Plan for this subdivision. The slopes away from the foundation in the vicinity of the
northwest portion of The residence were observed to be minimal. The top of foundation elevation was observed
to he approxima[ely one and nine -tenths feet (1.9') higher than indicated on the Grading Plan. The residence to
111e weS1 of Ille Sllbjec[ lu[ (LOT 1 3) was Utlder constrUCTIO11, and lhC open space / green belt On the north and cast
sidcs of The subject IOT wsis complete landscaped and fenced aT the time of our observations.
Rascd oil our observation,. and the information available Loth is office. the slopes and elevations as measl.rred, with
the ab<>vc noted exceptions, are in =eneral conformance with the intent of the Grading Plan completed by RBi)
Engineering* Consultants, Inc., lob Number.504-014, dated November, 1995. Please to fcr to the attached copies
of the As -Built Grade Elevations and Grading Plan for further information.
Furthermore, it is our opinion that the subject lot, as graded, shi,uld not interfere with offsite flows unless the
,radcs are chanced or harriers are created such as tences, Barden terracing. sidewallcc andior any landscaping
which may change The established flow patterns by diverting or slowing runotT flow. Backlill ad)acenT to the
residence may ctte ov: r Orne and allow ponding to occur around tilt foundation walls. The beLCktill ad-ltrecrlt To
the residence must. be monitored and maintained by the homeowner to ensure that runoff will flow avvay from the
foundation.
Thank you for consulting with us on this phase of the project, if you have any questions, please iecl free to call.
Sincerely.

Gentlemen:
We have measured the relative elevations for the over lot grading at Lot 14, The Ramp t,A amon_P.UD.3
(l03'_ Pinnacle.Place) Fort Collins, Colorado. During the investigation; we measured-elevations-atthe9ot ides
'and cortiers; trip of foundation, lowest opening, and the drainage swalcs on the cast and west sides of the subject
lot.
Our representative noted that the grade break.for the cast and west swales had been moved to the vicinity of the
northwest portion of the subject residence and is approximately two and three -tenths feet (2.3') higher than
indicated on the Grading Platt for this subdivision. The slopes away from the:faundation in tlic vicinity of the
nonhwesL portion of the residencc.were observed ro be minimal -The top of foundation elevation was observed
to be approximately one and nine -tenths feet (1.9') higher than indicated on the Crading Plan. The residence to
the, west erthesubject lot (Lot..) 3) was under construction, and the open space 1 green belt on the, norlh and east
sides of the subject lot was complete landscaped and fenced at the time of our observations,
Based on our observations, and the information avai fable to this office, the slopes and a levationsas mcasui ed, with
the above noted exceptions, are in general conformance with the intent of the Grading Plant completed by RAD
Enginggring Consultants, Inc., Job Number 504-014, dared November, 1995. Please refer to the attached copies
of the As -Built Grade Elevations and Grading Plan for Further information.
Futthermorc..it is our opinion that the suhjcct lot, as gradetd, should not interfere with offsite flows unless the
gradcs are changed or barriers are craated such as fences, garden terracing, sidewalks and/or any landscaping
which may change The established flow parterns by divertingor slowing runoff flow. Backfill adjacent to the
residence may settle over time and allow ponding to occur around the foundation walls. The backfill adjacent to
the residence must he moni(orcd and ma imained by the homeowner to ensure that runoff will now away from the
.foundation.
The rk you for cinsnliirg with vs, on this phase of the project.. If you have any questions, please feel free tv call.
