The Ramparts at Miratnont P.U,D.. ( 10:12 Pinnule Place) Fort Collins. Colorado. During the imVestigation, we measured elevations at the lot sides and corners, top of foundation. lowest opening, and the drainage swales on the east and west sides of the subject lot. ()UT representative noted that the grade break for the east and west swales had been moved to the vicinity of the northwest portion of the subject residcrlce and is approximatciy two and three -tenths feet (2.3') higher than indicated on the Grading Plan for this subdivision. The slopes away from the foundation in the vicinity of the northwest portion of The residence were observed to be minimal. Please refer to the attached copies of the As -Built Grade Elevations and Grading Plan for Further information. Futthermorc..it is our opinion that the suhjcct lot, as gradetd, should not interfere with offsite flows unless the gradcs are changed or barriers are craated such as fences, garden terracing, sidewalks and/or any landscaping which may change The established flow parterns by divertingor slowing runoff flow. Backfill adjacent to the residence may settle over time and allow ponding to occur around the foundation walls. The backfill adjacent to the residence must he moni(orcd and ma imained by the homeowner to ensure that runoff will now away from the .foundation.
