U.D., Fort Collins, Colorado. Project No.: 96-37 A58 Mr. Hamdan, Recently, I spoke with you regarding the finish grading at the referenced residence. Our office had previously provided a letter verifying the foundation wall elevation for that subject property. We measured the top of foundation elevation based on the finish grade elevations at the front lot corners. Our normal procedure is to use the front lot corners to verify the foundation elevation as these are usually keyed into curb and gutter drainage schemes. We assume streets are constructed with strict adherence to the master drainage and grading plan. It is my understanding that the City of Fort Collins has adopted a new policy regarding grading certification, requiring actual grade elevations at all lot corners, not merely verifying the top of the foundation wall. We previously submitted verification letters on two (2) other residences in this subdivision without question, so we were not aware of this change until now. The received the request for additional grade elevations on the subject property after the owners occupied the residence and after the installation of the rear fence. I visually inspected the rear of the lot and I noted obvious and pronounced slope away from the house toward the rear of the lot. I enclosed two (2) Polaroid pictures to document these observations. I request that, for this structure, this letter serve to meet the applicable requirements. In light of this new policy, I am advising my client, Liberty Homes, Inc., that they retain a surveying company to provide future grading certifications.
