We have completed our review of the as-built grading for the above referenced
lots. According to the Development Agreement for Stetson Creek P.U.D. First Filing,
Lots 1, 2, 4, 5, 16 through 21, 24 through 27 and 30 through 50 require certification
from a licensed professional engineer that the drainage system on the lot functions
adequately and has been constructed according to the approved utility plans.
Lot 20 is located on the west side of Trappers Creek Court as shown on the
enclosed plan. The rear half of Lot 20 drains to the back lotline and then to Detention
Pond 370. The initial survey of this lot (conducted on 12/12/96) revealed there was
almost zero grade (33.94 to 33.83) along the west propertyline. After careful
consideration, the builder was directed by Northern Engineering to raise the northwest
corner of Lot 20, 0. 75' in order to provide a positive grade to the detention pond. The
only influence this will have is with regard to the high point on Lot 17 along the north
propertyline. This point will need to be raised also from 34.7 to 35.7. The builder has
been informed of this change.
Lot 46 is located on the south side of Stetson Creek Drive as shown on the
enclosed plan. The south half of Lot 46 drains to the south through Lot 38 therefore
requiring side lot swales and drainage easements through Lot 38. The initial survey of
this lot (conducted on 12/12/96) revealed that the highpoint along the east propertyline
was approximately 0.50' low. The builder was directed by Northern Engineering to
raise the highpoint 0.50' to provide adequate grade out to Stetson Creek Drive.
This certification serves to confirm finished grades on the above referenced lots
are in compliance with the approved final Grading Plan by RBD Inc ..
To the best of my knowledge, belief, and opinion, the grading on Lots' 20 and
46 are in substantial compliance with the design intent of the approved construction
drawings and with the development agreement. If you require additional information
