College Avenue Fort Collins, CO 80524 -W �7// Dear Sir or Madam, �,,A/ wr� The purpose of this letter is to provide the grading certification for the seventh and final building pad (far west building pad) at Pads at'Harmony-I'SubdMsion=("The-Villagio'�); located in Fort Collins, Colorado. Please refer to the approved grading plans for "The Pads at Harmony" and the attached record survey exhibit by Washburn Surveying, dated February 22, 2011, for further information. Aspen Engineering has reviewed the record survey, prepared by Washburn Land Surveying on February 22, 2011, and also visited the site (February 22, 2011) at the physical address of 2310. East Harmony Road, Fort Collins, Colorado. Based on the provided record survey and visual observation, Aspen Engineering finds that the proposed grading meets the intent of the approved grading and drainage plan. Grading around and adjacent to the building provides positive conveyance of storm water away from the building, in accordance with the approved grading and drainage plans. The recorded elevation for the finish floor is 4959.20, compared to the approved grading plan finish floor elevation of 4959.12. The proposed berm on the south side of the building was not utilized, and instead, grading has been provided that improves drainage conveyance (beyond the approved grading) to the south and away from the building. It is important to note that a trickle pan was placed on the west side of the building to improve drainage conveyance on the west side of the building, with flows directed south. Please refer to the provided record survey from Washburn Land Surveying (recorded survey elevations.in "red"), dated February 22, 2011, for grading features for and around the building pad. Therefore, Aspen Engineering certifies that the grading for 2310 East Harmony Road,.of the Pads at Harmony 1' Subdivision, Fort Collins, Colorado, meets the intent of the approved grading and drainage plan, accepted by the City of Fort Collins.
