Grading Certification for Building 1
Dear Mr. Barber,
This letter is in regards to Building 1 of Plantation Manor P.U.D., and in particular, to provide the City
with a Grading certification for this particular building. Building 1 is addressed as 3545 Big Ben Drive,
Building 1. The basis for our evaluation is the survey information provided by Northern Engineering
Services, dated November 8, 2006, and a site investigation in late November 2006.
I have attached a copy of the elevations provided by Northern Engineering Services shown on the
approved grading plan. The approved construction plans called for top of foundation elevations of the
garage areas to be gradually stepped by a'/4 of a foot from 5114.50 to 5114.00: the finished floor
elevation of the garages is 5115.60, leaving no step between units. The finish floor elevation of the
garages is 1.1' to 1.6' above the proposed top of foundation elevations. The approved construction
plans called for top of foundation elevations of the living areas to be gradually stepped by a'/4 of a foot
from 5115.00 to 5114.50; the finished floor elevation of the living areas is 5117.20, leaving no step
between units. The finish floor elevation of the living areas is 2.2' to 2.7' above the proposed top of
foundation elevation. While the units appear to be constructed at an elevation higher than what was
proposed on the approved grading plan, the access drive to the west and Big Ben Drive to the east were
constructed as proposed in the grading plan. There does appear to be sufficient grade away from the
buildings to encourage positive drainage, the lot grading does essentially comply with the approved
grading plan.
