Re: Drainage Certification for Building Envelope C, Lot 1, Care Housing at Windtrail Park PUD
Dear Jay,
We recently surveyed Building C of Lot 1 of the Care Housing at Windtrail Park PUD to verify
whether the grading met the intent of the approved grading and drainage plan. Spot elevations
were checked at pertinent locations and compared to the grading plan. The enclosed drawing
shows these as -built elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The intended drainage patterns
are met by the grading on this lot. the north part of the building drains north to the parking lot
and the south part of the building drains southeast toward the sidewalk, which serves as the
main conveyance channel between the buildings. The finished floor elevation varies from
5014.2 to 5014.8, which is identical to the proposed grading plan. The spot elevations show
positive drainage away from the building, with a minimum slope away from the house of 1.3%
(0.16 feet over 12 feet).
It is my recommendation that the Certificate of Occupancy for Building C of Lot 1 be released
since the Contractor graded the lot to meet design drainage patterns. If you have any
