ME: 1004 and 1006 Tierra Lane - Lot 24 Lory Ann Estates
I have surveyed the "As Built" lot grading and the elevations of the floors and window
well openings of the duplex residence.
According to the approved grading plan, there was to be a rear yard Swale which drained
to the south, but due to the grades on the existing lot to the north this was not practical. There is
an existing fence along the north property line and the grade along the bottom of this fence is
about 1.5 feet lower than the grade shown on the grading plan. In order to match this existing
fence grade, the drainage patterns needed to be changed.
The building floors and lowest openings are all high enough so that the buildings will not
be flooded. There may be some standing water at the rear of lot 24 due to the flat grade across
the back of the lot and because there is no drainage path away from the rear of the lot, but there
should not be much runoff since lot 24 is at the top of the drainage basin.
I have attached a site plan on which the "As Built" grades are shown, and also a copy of
the approved grading plan.
