This letter serves as final grading and drainage certification for the above referenced site ) I
according to the requirements of the Stormwater Utility in the Stormwater Building Permit
Notice for this address, dated 11/05/97. 'This includes drainage facilities and swales. All final
grading has been completed and all swales, including the swales along the sideyards of the ' b S
residence, and rear lot grading, function properly and meet the general intent of the original C S
subdivision_ grading and drainage design according to the Final Utility Plans for Lory Ann rY<.o4�4
Estates by Stewart and Associates; Stewart Project No: 1751; Date of Utility plan approval by
Director of Engineering: 02/16/95.
Attached are the record field shots obtained for the site. Also attached is a Copy of that.portion $
of the Grading, Drainage and Erosion Control Plan from the subdivision -utility plans, of which
this site is a part. This is for reference only. Please note the following: -'`
* All elevations are based on current City of Fort Collins datum utilizing City of Ft. Collins
Benchmark: BM-22-97.
* Lot 21 was a fully developed lot at the time of construction for Lot 22. The common
property line elevations were fixed with Lot 21 final grading and landscaping and were not
changed with Lot 22 construction.
* Lot 23 grading design was provided at the same time Lot 22 grading design was provided.
However, Lot 23 has not been completed as of the date of this certification.
