Box 580 Fort Collins, CO 80522-0580 Dear Basil, re: Lot 19 Lory Ann Estates - 1036 Tierra Lane A project by Scott Foster. We have surveyed the "As Built" grading of the building, driveways and sideline drainage easements. The building is constructed approximately 0.6 feet higher than the plan grade and the outside edges of the driveways are constructed a foot or more higher than the plan grade, but the drainage all appears to work properly and there are no problems caused to adjoining lots. The original plan had the driveway edges joining the existing grade on the adjoining lots. Along the east property line the drive has been constructed 12 inches inside the property line, and from 0.3 feet to 2.0 feet above the ground at the property line. The easterly edge of the driveway is constructed as a retaining wall with a drop-off to the lot to the east. The 1 foot strip between the wall and the lot to the east will have a rock surface at the level of the lot to the east. This rocked surface will act as a swale to carry the runoff to the detention pond. There are buildings being constructed on the lot to the west, and the grade along the property line has been mutually raised for the benefit of both projects, so the drop-off from the drive to the rocked strip is less along the west side. This west drainage strip will also carry the runoff from both lots to the detention pond. The existing detention pond located along the south side of this project has not been disturbed by the construction on this site and drainage patterns on the adjoining sites on the east and west sides have not been adversely impacted. The "As Built" conditions and elevations are shown in red on the attached print of the original drainage plan. Please call if you have any questions.
