RE: Lot Grading on Lot 8, r o_ry_Ann_Estates, City of Fort Collins,
County of Larimer, State of Colorado-
(a.k.a.: 3025 W. Elizabeth Street)
Dear Bruce;
Per your request, on September 19, 1997, Intermill Land Surveying,
Inc. obtained as -built finish floor elevations and the lowest
opening elevation on the existing structure located on this site.
Our findings are as follows:
Finish Floor Elevation:
Plan Grade
5133.0
As -Built Grade
5134.90
Difference
. +1.90
The lowest opening elevation, being a windowwell on the East side
of the East unit of the structure, is at elevation 5133.43.
Also, during our site visit, field measurements and a visual
inspection of the lot grading on the site and grading of the
drainage swale constructed on the Easterly lines of Lot 8 was
taken.
As noted by the datum above, it appears the newly constructed
fourplex on the above referenced lot has positive drainage away
from the foundation of the structure and the associated lot grading
appears to meet the intenton the grading plan for the above
referenced site.
