Collins, Colorado 80522 Re: Lot 8, Lory Ann Estates; Fort Collins, Colorado Dear Basil, SHEAR ENGINEERING coRPGRATIGN This letter serves as final grading and drainage certification for the above referenced site according to the requirements of the Stormwater Utility in the Stormwater Building Permit Notice for this address, dated 02/20/97. All final grading has been completed and all swales, including the swales along the sideyards, function properly and meet the general intent of the original subdivision grading and drainage design according to the Final Utility Plans for Lory Ann Estates by Stewart and Associates; Stewart Project No: 1751; Date of Utility plan approval by Director of Engineering: 02/16/95. Final grading also,meets the general intent of the site specific design according to the Site Plan for Lot 8, Lory Ann Estates by Architecture Works, Ft. Collins, Colorado; Architecture Works Project No: 9705; Plan dated February 11, 1997. Attached are the record field shots obtained for the site. Also attached is a copy of that portion of the Grading, Drainage and Erosion Control Plan from the subdivision utility plans, of which this site is a part. This is for reference only. Elevation shots were provided by Intermill Land Surveying. Please note that all elevations are based on current City of Fort Collins datum utilizing City of Ft. Collins Benchmark: BM-22-97. Please note that the actual finished floor elevation of the structure is 5135.43, which is 2.43' above the design grade of 5133.00 provided on the subdivision Grading, Drainage and Erosion Control Plan. Also, the actual lowest building opening elevation was noted to be 5134.00 at a window well located on the east side of the east unit. If you have any questions, please call at 226-5334. Brian W.
