Meldrum Fort Collins, Colorado 80521 970/482-5922 September 30, 1996 Mr. Basil Harridan City of Fort Collins Utility Services, Stormwater 235 Matthews Street Fort Collins, CO 80522 RE: 60-D.'s-Sports-Crossing- Drainage Certification Dear Basil: STORMWATER RECEIVED SEP 3 0 1996 l We *are hereby completing partial drainage certifications for the building and site improvements at O.D.'s Sports Crossing P.U.D. The intent of this letter is to verify the existence and acceptable quality of drainage utilities serving this building at the P.U.D. The Olbrys are trying to obtain Certificates of Occupancy for their indoor sports building, prompting the need for this certification. The attached drawing will serve as the record document of existing elevations and information surveyed on September 25, 1996. The following items appear to be in compliance with the Utility Plans: 1. The building has been constructed to an FF elevation acceptable to facilitate drainage away from the floor slab. The floor slab for the building was built at the elevation shown in red on the attached drawing ( Proposed FF=88.00; Existing FF=87.95). Regarding the landscaping around the building, the field shots indicate positive slopes out to the parking lots and positive slopes into the surrounding swales. 2. Judging from the field -verified spot elevations, parking lot drainage is greater than or equal to 1.0% in all directions in the parking lot serving the site. Overall, flowline elevations are within construction tolerances (0.05 ft), allowing stormwater to drain from the parking area to the temporary detention pond. According to these field - verified elevations, the intention of the drainage and erosion control plan for this portion of the project has been complied with. Denver303/458-5526 3. Per the Utility plans, there are swales proposed along the north and west sides of the building, which have been constructed in the field to a condition comparable with the intention of the drainage plan. The swale sections DA and CA were intended to be served by a subdrain, which has been constructed as proposed. This subdrain was added to prevent excessive ponding of stormwater on these sides of the building. 4. There is a curb opening near the northeast property corner for the purpose of draining the on -site basins. The curb opening conveys drainage from the parking lot, into a rip rap rundown, to be detained in the temporary pond. O.D.'s Sports Crossing has accepted responsibility for the rip rap rundown and temporary detention pond. In the event that any portion of this drainage system becomes clogged or inoperative, it is the responsibility of O.D.'s Sports Crossing to inspect and restore the system to a fully -operating condition. 5. The temporary detention pond was not surveyed in the aforementioned field survey, but information relative to it is being gathered today. Following this letter will be another certification request for the pond, based on its existing volume complying with the propsed volume in the approved Drainage Report. This certification request will also include information on the pond's outlet pipe. This certification is signed and stamped. By signing this letter I attest that, to the best of my knowledge, the record document conditions of the drainage facilities are described above and on the redlined plans attached. Failure to properly disclose all known information could result in rejection of this certification and prevent the release of any Stormwater Utility holds on Building Permits and /or Certificates of Occupancy. Thank. you for reviewing this certification. Please feel free to call Perry Cabot with any questions. Sincerely, RBD, INC.
