Collins, Colorado 80522 Re: 3737 Landings Drive (Buildings F, G, and 1); Fort Collins, Colorado The Wharf at the Landings P.U.D. Phase Two Dear Glen, Attached is the Erosion Control Plan and the erosion control security deposit estimate which was requested by your department in order to release the building permit for the above referenced units. This was presented to us in your Stormwater Permit Notice dated March 14, 1994. Please release the building permit at your earliest convenience. The owner is providing the security deposit of $ 1,000.00 to Dave Stringer in the Engineering Department so that the building permit can also be released by Engineering. All improvements which are shown on the Erosion Control exhibit are existing; the inlet, the storm sewer and the detention pond. The area for these three (3) units was the only area utlized in our affected or "disturbed" area calculations. The Erosion Control exhibit was taken from the Sheet 6 of 8 (Grading Plan) of the Utility Plans for the Wharf at the Landings Phase Two; by James H. Stewart & Associates; plan approval date 05/18/82. If you have army questions, please call at 226-5334. Brian W. Shear, P.E. Shear Engineering Corporation BWS / jmb_ attachments cc: Albrecht Homes 4836 S. Phase Two A. An erosion control security deposit is required in accordance with City of Fort Collins policy (Chapter 7, Section C : SECURITY; page 7.23 of the City of Fort Collins Development Manual). In no instance shall the amount of the security be less than $1000.00. According to current City of Fort Collins policy, the erosion control security deposit is figured based on the larger amount of 1.5 times the estimated cost of installing the approved erosion control measures or 1.5 times the cost to re -vegetate the anticipated area to be disturbed by construction activity. The cost to install the proposed erosion control devices for the The Wharf at the Landings P.U.D. Phase Two (Buildings F, G, and H) is $310.00. 1.5 times this estimate is $465.00. i. unit prices have been provided by Connell Resources. b. Based on current data provided by the City of Fort Collins Storm Water Utility, and based on an actual anticipated net affected disturbed area during construction of the The Wharf at the Landings P.U.D. Phase Two (Buildings F, G, and H), which is approximately 0.41 acres, we estimate that the cost to re - vegetate the disturbed area will be $533.00 ($1,300.00 per acre x 0.41 acres). 1.5 times the cost to re -vegetate the disturbed area is $799.50. The 0.41 acres is the actual disturbed area of the three (3) lots (Buildings F, G, and H) at the The Wharf at the Landings P.U.D. Phase Two. ii. The $1,300.00 per acre for re -seeding sites of less than 1.0 acre was quoted to us by the City of Fort Collins Storm Water Utility staff. CONCLUSION: The erosion control security deposit amount required for this project will be $1,000.00 4836 S. College, Suite 12 Fort Collins, CO 80525 (303)226-5334 S .
