July 2, 2002 Jay Barber City of Fort Collins 700 Wood Street Fort Collins, Co 80522 Mr. Barber, This letter is intended to serve as a certification for the Laurel Street Lofts located at 320 West Laurel Street. The site was surveyed by RJL Surveys on 6/27/02 and the results of that survey are shown on the record drawing attached to this letter. Grading Certification The site was constructed in substantial conformance with the grading plan dated 1/11/01 by North Star Design, Inc and approved by the City of Fort Collins. Swale Certification The pan was installed in the swale along the west side of the building and the elevations on the pan are within 0.10' of the design elevations at all locations checked by the surveyor. Finished Floor Elevation Certification The finished floor elevation is 0.15' lower than the design elevation. The proposed elevation was 101.60 and the actual elevation is 101.45. The elevation as constructed is sufficiently above the water surface elevation in the swale on the west and the alley on the east to protect the building from runoff in a storm event. Property Lot Corner Elevation Certification The elevations on the lot comers are shown on the record drawing. Because this is an infill project and all improvements around this site are existing, the elevations on the lot comers have not changed with the construction of this site. Drainage patterns from the adjacent lots have not been modified with the construction of this site. Lowest Building_ Opening Elevation Certification The lowest opening elevation on this site is 100.64 at the garage doors on the north end of the building. This elevation is 0.34' lower than the design elevation.
