Certification of Lot Grading
The elevations and drainage patterns for Lot 9, Block 2, Kechter Crossing Planned Land Division
are in general conformance with the City approved Final Grading Plan for Kechter Crossing Planned
Land Division, with one minor exception. The high point locations in the rear yard are approximately
8 feet from the southerly rear property line and 5 feet from the westerly rear property line instead of
on the rear property line as shown on the Final Grading Plan. This is because the rear property line
elevations are approximately 0.7 feet to 0.8 feet lower than those shown on the Final Grading Plan,
due to the elevations of the concrete pan and the triangular earth swale in Outlot B, constructed as
part of the subdivision drainage infrastructure improvements. Since Lot 9, Block 2 is a Type A
draining lot, the high point elevations were located approximately 8 feet in from the southerly rear
property line and 5 feet from the westerly rear property line in order to provide the minimum 2%
slope in the side yard swales draining to the front yard. It is our professional opinion that this
exception is not significant and will still allow for stormwater drainage to be consistent with the City
approved Final Grading Plan.
