professional under my direct supervision, and verify that construction of all stormwater facilities and grading is complete,
and that the elevations and drainage patterns shown on the attached drawing(s) which were developed from a survey
performed on (Date): February 20 2015 , accurately and truly depict the elevations and drainage patterns
as they existed on the date of the survey. Based on this information, I certify that (check one):

Re: Lot 6, Block 1, Kechter Crossing Planned Land Division
Certification of Lot Grading
The elevations and drainage patterns for Lot 6, Block 1, Kechter Crossing Planned Land Division
are in general conformance with the City approved Final Grading Plan for Kechter Crossing
Planned Land Division, with a few exceptions. The southerly side yard swale high point location
is further toward the rear yard are approximately 1.0 foot lower than that shown on the Final
Grading Plan. This was necessary in order to provide adequate drainage, as per code, from the
finish grade on the side of the structure toward the side yard swales. The northerly side yard swale
high point elevation is approximately 65 feet further toward the rear property line, but is within 0.2
feet of the high point elevation shown on the Final Grading Plan. However, it is our professional
opinion that the high point location of the northerly side yard swale as shown on the Final Grading
Plan is incorrect because the resulting grade of the swale sloping toward the rear yard is only
1.25%. The high point location should be approximately 45 feet toward the rear yard in order to
provide the minimum required slope of 2%. The result of these exceptions is that approximately
520 s.f. of the southerly side yard of Lot 6, Block 1 and approximately 350 s.f. of the northerly side
yard of Lot 6, Block1 will drain toward the Coppervein Street instead of toward the concrete pan
or drainage swale in Outlot A. However, it is our professional opinion that these exceptions are
not significant and will still allow for stormwater drainage to generally be consistent with the City
approved Final Grading Plan.
