OPEN /SPACE .K civas engineering civil engineering soluiions October 16, 2015 FORT COLLINS UTILITIES 700 Wood Street Fort Collins, Colorado 80521 Re: Lot 5, Block 11, Kechter Crossing Planned Land Division Certification of Lot Grading The elevations and drainage patterns for Lot 5, Block 11, Kechter Crossing Planned Land Division are in general conformance with the City approved Final Grading Plan for Kechter Crossing Planned Land Division, with a few exceptions. The rear property line elevations are approximately 0.4 feet to 0.7 feet lower than those shown on the Final Grading Plan. A 6" high berm was constructed 6 feet from the rear property line in order to provide Type A drainage per the Final Grading Plan. As a result, approximately 350 s.f. of the rear yard of Lot 5, Block 11 will drain in a swale along the rear property line of Lot 5, Block 11 (and the side yard of Lot 6, Block 11) and into Crossview Drive, instead of toward the front of the lot and into Tilden. However, it is our professional opinion that these exceptions are not significant and will still allow for stormwater drainage to generally be consistent with the City approved Final Grading Plan.
