Dear Jay,
I was requested to review the site drainage for the above reference lot. Based on the design
Drainage, Overlot Grading and Erosion Control Plan (Sheet 6 of 40) by JR Engineering,
drainage on the lot was intended to split at approximately the midpoint of the house. The front
of the lot would drain to Parliament Court and the rear of the lot would drain north to Fossil
Creek Parkway. Spot elevations at the property corners were shown to be 25.8, 25.6, 26.3,
27.3, and 27.0, clockwise starting from the back northeast corner. The top of foundation (TOF)
grade was shown as 28.7. Small swales were to run along the side lot lines to direct drainage
either to the front or back. The other lots around Lot 39 have already been built.
As=built conditions of Lot 39'indicate that the front portion of the lot does drain to Parliament
Drive and:the rear lot drains to Fossil Creek Parkway, all asdesigned. The property corner
elevations were surveyed to be 26.9, 25.6, 26.3, 28.0, and"27.6, clockwise starting from the
back northeast corner (see enclosed as -built grading sheet). The front corners match the
design, .but the rear corners are 0.7, 0.6, and 1.1 feet high from west to east; respectively. The
highpoints separating front from back are 1.1 and 2.0 feet higher than designed.
The first floor was built to an elevation of 33.3, which is 4.6 feet higher than the designed
minimum top of foundation. There is positive drainage away from the house on all sides.
Downspouts were also installed on the gutters to direct roof drainage away from the house.
Although several lot corner grades and the first floor are significantly higher than designed, the
drainage still functions with the intended patterns and the adjacent properties are not affected.
In fact, finished grading on the adjacent lots dictated grading.for Lot 39.
It is my opinion that Lot 39's drainage patterns are in general conformance with the design
grading plan. I hope this provides the information you require. If you have any questions,
