Colorado Gentlemen: We have measured the relative elevations at the above referenced address. During the invcstigatiou. we measured elevations at the lot sides and corners, top of foundation, and the drainage swalcs opt eitltcr side of the lot. Our representative noted thatthe swales had continuous fall to the sidewalk, south ofthe subject site. and the north side of the subject lot at the time of our investigation. The residence to the west of the subject lot (Lot 96) was complete and the nver lot grading appeared to be complete at the time of oL of investigation. The lot to the east of the snhject lot (Lot 98) was unoccupied at the time of ca.r investigation. Based on our observations, and the nttorination available to this office, the elopes and elevations as measured are in substantial conformance with the. FIIA grading plan completed by JR Engineering. Ltd.. Job No. 9018.13. dated Febntary S, 1997. Furthermore. it is our opinion that the subject lot. as graded, shnuld not interferee with offsite flows. our cause runoff to flow into another residence unless the grades are changed or barriers are created such as; fences, garden terracing. sidewalks and/or any landscaping which may change the established flow patterns by diverting or slowing runoff flow. Backftll adjacent to the residence may settle over tine and allow potidinK to occur around the foundation walls. The backfill adjacent to the residence must be monitored ass maintained by the homeowner to ensure that runoff will flaw away from the foundation. 1 If you have any questions, please feel free to call.
