MAY I S:i999 e "' RE: Lot 96, Huntington Hills, Sixth Filing (530 Saturn Drive), Fort Collins, Colorado Gentlemen: We have measured the relative elevations at the above referenced address. During the investigation, we measured elevations at the lot sides and comers, top of foundation, and the drainage swales on either side of the lot. Our representative noted that the swales had continuous fall to the sidewalk, south of the subject site, and the north side of the subject lot at the time of our investigation. The residence to the west of the subject lot (Lot 95) was under complete and partially landscaped at the time of our investigation. The residence east of the subject lot (Lot 97) was under construction at the time of our investigation. Based on our observations, and the information available to this office, the slopes and elevations as measured are in substantial conformance with the FHA grading plan completed by JR Engineering, Ltd., Job No. 9018.13, dated February 5,1997. Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flows, nor cause runoff to flow into another residence unless the grades are changed or barriers are created such as; fences, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns by diverting or slowing runoff flow. Backfill adjacent to the residence may settle over time and allow ponding to occur around the foundation walls. The backfill adjacent to the residence must be monitored and maintained by the homeowner to ensure that runoff will flow away from the foundation.
