Re: Lot 199, Huntirgton.Hills.PUD; Second -Filing
Dear Basil,
We have surveyed the elevation of significant locations on Lot 199 of Huntington Hills PUD, 2nd
Filing to verify that the intended drainage patterns are being met. I have enclosed a schematic
of the lot showing our surveyed elevations. We note that a detailed grading plan with design,
spot elevations was not completed for this lot.
The first floor elevation of the house on lot 199 is at elevation 69.8; there is positive drainage
away from the house in all directions. The front lot corner elevations are 66.7 (east) and 65.3
(west); the rear lot corners are 60.9 (east) and 54.1 (west). The lot drainage divide is located
approximately in line with the front of the house; the front portion of the lot drains to the street.
A drainage swale cuts across the back of the lot approximately 20 feet south of the rear lot line
as per the grading plan. This swale is approximately 1 foot deep and ties in to the existing
Swale to the east. We note that the swale does not continue through the lot to the west; the
property owners have eliminated it. The swale drains most of the rear of the lot; the area north
of the swale drains to the north. This is unavoidable due to the topography of the property.
We recommend that Holz Construction's storm drainage escrow on this lot be released as the
lot grading meets the intended drainage patterns and the swale through the back of the lot has
been constructed.
