The northeast corner is at 77.8, the northwest corner is at 80.4; the southeast corner is at 83.2, and the southwest corner is at 85.1. The midpoint on the east side is at 81.9 and on the west side is at 84.1. Additional points were surveyed on the side lot lines in line with the front of the house. These elevations were 83.94 on the east side and 85.26 on the west side. Both of these spots are higher than the front lot corners, indicating drainage from the front of the house will travel to the street, as intended. The front lot corners are at the design elevation; the mid -side elevations are 1.5 feet below design grade, and the rear lot corners are slightly above design elevation (0.4'). However, these elevations match the surrounding ground level and, coupled with the steep grades at the site, should not cause any drainage problems. The first floor elevation of the house is 88.1 feet, which is 1.6 feet higher than the planned elevation. The swales on the sides of the house are complete and adequate for conveying drainage to the street (front of the house) and to the back lot line. A berm along the back lot line will prevent drainage from flowing onto the lot to the north. The berm extends to a point just short of the east lot line, allowing drainage to flow north along the lot line between lots 189 and 190, as designed. Enclosed are pictures of the swales. It is our recommendation to release the hold planned on this lot for the certification of occupancy since the Contractor did a good job to adequately grade the lot to drain.
