HomeMy WebLinkAboutLot Certifications - 03/06/1996AIRES ASSOCIATES March 4, 1996 Mr. Basil Hamdan City of Fort Collins Stormwater Utility 235 Mathews Street Fort Collins, Colorado 80524 Re: Lot 181,,Huntington�Hills=Eiling--2�3 Dear Basil, As required by the hold placed on the certification of occupancy (CO), we surveyed the elevations of the lot corners and other significant locations of the above -referenced lot on March 4, 1996. The northeast corner is at elevation 70.9, northwest corner at 72.7, southeast corner at 76.7, and southwest corner at 78.6. Each of these locations, except for the northwest corner, are within 0.1 foot of the design elevation. The northwest corner is 0.7 foot higher than the design elevation, but will not cause any drainage problems. Highpoint elevations along the side lot - lines were taken near the front of the house. These elevations were 77.7 on the east and 79.3 on the west. The side lot -line elevations are 0.6 and 0.2 foot higher than the design grade for the east and west sides, respectively. The first floor elevation is 82.4, which is 2.3 feet higher than the design elevation. The intended drainage patterns are met by the grading on this lot; the front part drains to the street and the back portion drains to the rear lot line. Geneva Construction placed a berm along the rear lot line, ensuring that drainage patterns are realized. The berm directs runoff to the east lot line, where a gap in the berm allows water to flow north along the side of lot 192 per grading design. An adequate side swale exists between the houses on lots 181 and 180. The house on lot 182 to the west of lot 181 is currently under construction; however, there is positive drainage away from the lot 181 house on all sides. It is our recommendation that the hold on the CO-for.lot 181 be released since the Contractor graded the lot to meet design drainage patterns. If you have any questions, please call.
