As required by the hold placed on the certification of occupancy (CO), we surveyed the
elevations of the lot corners and other significant locations of the above -referenced lot.
The northeast corner is at elevation 69.9, the northwest corner at 70.2, the southeast corner is
at 75.0, and the southwest corner is at 75.6. Each of these locations, except for the northwest
corner, are within 0.2 feet of the design elevation. The northwest corner is 1.2 feet higher than
the design elevation but matches existing grade and will not cause any drainage problems.
Elevations along the side lot -lines were taken in line with the front of the house. These
elevations were 75.5 on the east and 76.1 on the west. These elevations are within 0.3 feet of
design grade. The first floor elevation is 79.2, which is 2.1 feet higher than the design
elevation.
The intended drainage patterns are met by the grading on this lot: the front part drains to the
street and the back portion drains to the rear lot line. It is noted that no berm was constructed
along the rear lot line of Lot 194, located immediately to the north, as required. Geneva
Construction constructed a berm 1 foot in height along the rear line of Lot 179 to ensure that
the intended drainage patterns were realized. This berm directs flow to the easterly lot line,
where a gap in the berm allows water to flow north along the east line of Lot 194 per design
grading patterns.
As there are no houses on either side of this lot, side swales do not exist; however, there is
positive drainage away from the house on all sides. Enclosed are pictures of the lot grading.
It is our recommendation to release the hold on the CO lot for this since the Contractor graded
the lot to meet design drainage patterns. If you have any questions, please call.
