Dear Basil,
As required by the hold placed on the certification of occupancy (CO), we surveyed the
elevations of the lot corners and other significant locations of the above -referenced lot.
The northeast corner is at elevation 69.6, the northwest corner at 70.3, the southeast corner at
73.8, and the southwest corner at 74.5. Each of these locations, except for the northeast
corner, are within 0.3 foot of the design elevation. The northeast corner is 0.9 foot lower than
the design elevation but will not cause any drainage problems. Highpoint elevations along the
side lot -lines were taken near the front of the house. These elevations were 74.3 on the east
and 75.1 on the west. The side lot -line elevations are 0.4 foot higher than the design grade.
The first floor elevation is 80.3, which is 4.6 feet higher than the design elevation.
The intended drainage patterns are met by the grading on this lot: the front portion drains to
the street and the back portion drains to the rear lot line. Geneva Construction placed a 0.5 to
1 foot high berm along the rear lot line, ensuring that design drainage patterns are realized.
The berm directs runoff to the east or west lot line, where a gap in the berm allows water to flow
north along the sides of lot 196 per drainage design.
An adequate side Swale exists between the houses on lots 177 and 178. There is not a house
on the east side of lot 177; however, there is positive drainage away from the house on all
sides.
It is our recommendation that the hold on the CO for lot 177 be released since the Contractor
graded the lot to meet design drainage patterns. If you have any questions, please call.
