During the investigation, we measured elevation at the lot sides and corners, top of finished floor, lowest opening, and the drainage.swale .on the north property line. The slopes and elevations as,measured are insubstantial conformance with the FHA grading plan completed by RCE, Inc. Job No. C3-1426, dated February 71 1994. However, due to existing conditions of site, the existing grade has only 0.4' of fall from the northeast property corner to the northwest property corner(back of walk). The Swale profile is not exactly as shown in the master grading plan, however it is our opinion that it will provide an adequate drainage break to prevent runoff from continuing north as long as the future homeowner to the north maintains the north side of the Swale. A representative of our firm was on site at the time the swale flow line was being established and was satisfied that fall was provided from the northeast property corner to the northwest property corner (back of walk). We anticipate this discrepancy will not significantly affect drainage on adjacent lots. If you have any questions, please feel free to call. Respectfu y Clifford P. m, s.
