It is hereby noted elevations at the rear property corners are lower than those shown on the approved plans. However, as a result of the review of this information by City Stormwater Staff it was determined that this condition was not significant enough to warrant additional work. The overall drainage patterns are in general conformance to the approved drainage and grading plan. As we have discussed, the area at the rear of the lot was filled, but not as much as shown on the approved grading plan. I have also attached the portion of the HEC-2 output that was included in the Preliminary Drainage Report for Huntington Hills PUD Filing No. 5, prepared by Ayres Associates, that shows the 100-yearWSEL's for this reach as shown in said report utilizing a Q-100 of 680 cfs. This report included the revised sections adjacent to Huntington Hills Filing No. 4. Subsequent to that report and the approval of Filing 4 Greg Koch at Lidstone and Anderson, was contracted by JR to revise the flows as part of JR's work completing the 0 Filing. As a result of this work, the flow was increased for this reach from 680 cfs to 1151 cfs and the HEC-2 was updated for the Filing 5 report, but only the sections adjacent to Filing 5 were considered. (It was our understanding that this number was conservative as based on the actual development and imperviousness that was in the actual basin.) As a result of all of this information, the conditions that exist on this lot and the adjacent lots are that the grading was never completed per the approved drawings. This is our first Drainage Certification for this area, so when I saw the issue I immediately notified Sanford Homes. It is my opinion that the structures are safe as they are well above thel00 year WSEL of approximately 4917.00. However, there may be some encroachment onto these lots from Stone Creek as the proposed and modeled channel was not fully constructed and the current cross -sections do not confine the flow as much as modeled, therefore probably lowering the WSEL by some amount.
