We have measured the relative elevations for the over lot grading at Lot ?5 Huntington_Hills_6'"_Filing_(538
Hwltin;;ton-Hips_Dt7ve).Fort Collins, Colorado. During the investiontinn, we measured elevations at the lot sides
and e(irn'ers. top of foundation. lowest openinb, and the drainage swales on the cast and west sides of the subject lot.
Our eepfesentative noted that the swale on the cast side ofthc subject lot allowed runoff flow to reach the sidewalk,
south critic subject lot, and the open space north of the subject lot at the time of our observations. The observed
elevationsforthe northeastand northwest property comers were approximately Zero to one and one -tenth feet(U-1.l')
higher than indicated on the Area Grading, Drainage and Erosion Control Plan for this subdivision. The observed
elevation for the top of foundation was approximately three -tenths of a foot (0..V) higher than indicated. The
residence to the east of the subject lot (Lot 24) was complete and landscaped, the open space to the west and north
of the subject lot appeared to he graded and was covered with weeds at the time of our observations,
Based oil our observations, and the information available to this office, the slopes and elevations as measured, with
the above noted exceptions, are in general conformance with the intent of the Area. Grading Drainage and Erosion
Control Plan completed by J.R. Engineering, Ltd., Job Number 9018.13, dated February 5, 1997, Please refer to the
attached copies ofthe As -Built (,trading Elevations and Ana Grading, Drainage and Erosion Control Plan for further
information.
Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flows unless the grades
arc changed or barriers are created such as fences, garden terracing, sidewalks and/or any landscaping which may
change the established flow Patterns bydivertingorslowingrunoff flow. Backfill adjacent to the residence may settle
over time and allow ponding to occur around the foundation walls. The baekftll adjacent to the residence must be
monitored and maintained by the homeowner to ensure that rintolT will flow away from the foundation.
