Mr. Tom Anderson asked Civil Resources, LLC to address the concerns of Faith Property Management in regards to
a widened driveway area that Mr. Anderson constructed and the effect that this additional impervious area may have
on the site drainage of Huntington Hills subdivision.
Mr. Anderson's home is located on Lot 14 in Huntington Hills, Filing 6 or more commonly known as 5858 Huntington
Hills Drive in the City of Fort Collins. The new pavement has a total area of approximately 450 square feet.
Approximately 200 square feet of the total area drains to the back of Mr. Anderson's lot and the remaining 250
square feet drains to the front (i.e. to the street). The drainage patterns after construction are consistent with the
drainage patterns before the additional area was paved. Attached are two site plats depicting approximate drainage
patterns and major features before and after construction of the new pavement, respectively.
The soil on Mr. Anderson's lot is a clayey material and therefore has a relatively high runoff coefficient associated
with it in its natural condition. Mr. Anderson constructed a small down spout detention area in his front landscaping
that will provide approximately 11 cubic feet of detention volume that will help to offset any additional runoff volume
generated from the newly paved area draining to the front (street).
