Collins, Colorado 80522 Attn: Jay Barber TATER RECEIVEco D JUL 2 8 2003 Re: Lots 40-43, Pinnacle Townhomes P.D.P.; Fort Collins, Colorado '827 Apex Drive Dear Jay, SHEAR This letter serves as final certification for the above referenced address according to the requirements of the Stormwater Utility in the Stormwater Building Permit Notice for this address and dated 02/12/2003 and the requirements of the development agreement as they relate to flood protection. Certifications include the items noted on the Stormwater Building Permit Notice and are as follows: • Grading certification • Swale certification • Finished floor elevation certification • Property lot corner elevation certification • Lowest building opening elevation certification We have visited the site and find that all final grading is complete, functions properly and meets the intent of the original subdivision grading and drainage design according to the Final Utility Plans prepared by Shear Engineering Corporation for Pinnacle Townhomes P.D.P.; Shear Engineering Corporation Project No. 1555-02-00; City of Fort Collins Director of Engineering approval date September 4, 2002. Also in conformance with the site specific grading plan for this site, prepared by Shear Engineering Corporation and dated January, 2003; Shear Project No: 1909-02-03. A copy of the site specific grading plan is attached for your immediate reference. The intention of the grading design was for Lots 40-43 and Lots 44-47 to share a common Swale that will drain the common area between these lots. As of the date of this certification, construction on Lots 44-47 is not complete. The swale common to these lots will not be completed until the final stages of construction on Lots 44-47. Final grading on the east edge of Lots 40-43 (associated with this swale) will be completed with the final grading for Lots 44-47. The 100-year water surface elevation for this address is 4952.80 as shown on the attached detail provided on Sheet 17 of 28 of the approved Final Utility Plans for Pinnacle Townhomes P.D.P. For a full basement unit at Pinnacle Townhomes P.D.P, the minimum allowable opening elevation for basement windows may be at the same elevation as the 100-year flood water surface elevation according to the attached detail also provided on Sheet 17 of 28 of the approved Final Utility Plans for Pinnacle Townhomes P.D.P.
