Collins, Colorado 80522 Re: Lots 18-22, Pinnacle Townhomes P.D.P.; Fort Collins, Colorado 814 Apex Drive Dear Jay, SHEAR I This letter serves as final certification for the above referenced address according to the requirements of the Stormwater Utility in the Stormwater Building Permit Notice for this address dated 10/21/2003 and the requirements of the. development agreement as they relate to flood protection. Certifications include the items noted on the Stormwater Building Permit Notice and are as follows: • Grading certification • Swale certification • Finished floor elevation certification • Property lot corner elevation certification • Lowest building opening elevation certification We have visited the site and find that all final grading is complete; functions properly; meets the intent of the original subdivision grading and drainage design according to the Final Utility Plans prepared by Shear Engineering Corporation for Pinnacle Townhomes P.D.P.; Shear Engineering Corporation Project No. 1555-02-00; City of Fort Collins Director of Engineering approval date September 4, 2002; and is also in conformance with the site specific grading plan for this site prepared by Shear Engineering Corporation dated July, 2003; Shear Engineering Corporation Project No: 1555-02-00. A copy of the site -specific grading plan is attached for your immediate reference. The 100-year water surface elevation for this address is 4954.02 as shown on the table of the "Base Flood Elevation vs. Minimum Opening Elevation" provided on Sheet 17 of 28 of the approved Final Utility Plans for Pinnacle Townhomes P.D.P. For a full basement unit at Pinnacle Townhomes P.D.P, the minimum allowable opening elevation for basement windows may be at the same elevation as the 100-year floodwater surface elevation according to detail F 1-2 also provided on Sheet 17 of 28 of the approved Final Utility Plans for Pinnacle Townhomes P.D.P. The actual lowest opening elevation for this address is 4955.86 based on actual field data. This is 1.84 feet above the 100-year water surface elevation. Attached is a copy of Sheet 17 of 28 of the approved Final Utility Plans for Pinnacle Townhomes P.D.P.
