Box 1051/�� Fort Collins, Colorado 80525 RE: Grading and Drainage for Lot 2 of the Park South Commercial Plaza Subdivision, 4" Filing, a.k.a. Horsetooth Carwash, 3620 Manhattan Ave., Fort Collins, Colorado, Permit No. 130507276. Dear Mr. Carlson, Surveyors from Landmark Engineering Ltd., recently performed a topographic survey of the site referenced above. At that time, concrete curb and gutter, asphalt, sidewalks, retaining walls, storm pipes, and detention ponds had been installed. The topographic survey determined elevations on the stormwater pipe inverts, detention ponds, retaining walls, and other site features. Using this field survey, AutoCAD Land Development Desktop 2006 was used to generate surfaces and calculate the stage -storage curves for the two onsite ponds. The design detention requirements were compared to those stated in General Note No. 2, on Sheet 5 of 8 of the Dan Bernth, Park South Commercial Plaza Subdivision, Lot 2, 4`h Filing, Horsetooth Carwash, Fort Collins, Colorado, Job No. BERNTH- 5J5H-01-208, as prepared by Landmark Engineering Ltd., dated November 11, 2005. The Note No. 2 reads "Grades in detention ponds facilitate drainage plan design as shown on the original plans for Park South Commercial Plaza Subdivision, Fourth Filing, dated April 5, 2005, Sheet 6 of 8. As graded the detention volume of 0.025 ac.ft. and WQCV volume of 0.035 ac.ft. is exceeded at the 100 yr. HWEL of 5043.85." The net volume required is approximately 0.060 ac.ft. These required volumes were determined in the previous drainage design and report prepared by North Star Design, Inc., Job No. 170-04, dated April 5, 2005, Sheet 6 of 8. The drawings by North Star Design, Inc. were reviewed and approved by the City of Fort Collins in May of 2005. Based on the "As -Built" survey, the west pond was determined to have a volume of 0.024 ac.ft. at an elevation of 5043.85. The east pond was determined to have a volume of 0.047 ac.ft. at an elevation of 5043.85. In addition, the three 18-inch storm drain pipes connecting the two ponds would be totally submerged at this elevation and would therefore provide an additional 0.003 ac.ft. of detention storage. Therefore, the total ponds volume is approximately 0.074 ac.ft. which exceeds the required 0.060 ac.ft. Qvt" , H b o Mr. Dave Carlson Cottier Construction, Inc.
