Re: SITE CERTIFICATION FOR THE SHORES OFFICE PARK P.U.D., A
PORTION OF LOT 1 AKA BUILDING ENVELOPE 4
JR Project 39539.00 . i/rf
Dear Mr. Barber,
We are submitting for your review and approval an overall site certification and as
constructed survey of the grading and drainage facilities for the above referenced project
based on a record survey conducted by JR Engineering in June 2008. The following is a
summary of our findings:
The as -built grading elevations appear to be in general conformance with the approved site
grading plans except for the areas near the water quality Swale. As -built spot elevations in
this area indicate the Swale is flatter than proposed and in some areas the slope is slightly
reversed. However, the water quality Swale was intended to be fairly flat with layers of peat
mixed sand and gravel beneath the surface to enhance infiltration, and thus, the
inconsistencies with the Swale grading are not expected to have a negative impact on the site
drainage.
To the best of our knowledge the grass Swale layers were installed per plan in the appropriate
areas.
In conclusion, based on our record survey, the drainage facilities for The Shores have been
constructed in general conformance to the approved plans except for the aforementioned
inconsistencies in the grass swale area. I find that the storm system as built, should operate as
designed in the approved final drainage report. If you have any questions or comments,
please contact me at 970.491.9888.
Attached are the following supporting documents:
• The standard "Drainage Certification Form" used by the City of Fort Collins that
provides a list of the various drainage items checked.
• A grading exhibit showing the proposed spot elevations vs. the as -built elevations for
the site.
