On December 1, 1995, RBD,Inc. field verified the elevations at the Arapahoe Farms Townhomes for Phase
II. The attached Drainage Plan and Grading Plan shows the elevations found. Also, please find the
detention volume calculations for the south pond located in the southeast corner of the site. The detention
capacity is adequate for the completion of Phase III construction. The finished floor elevations of the
building units are higher than the surrounding areas and will be protected from developed runoff. The
drainage around buildings `G', `H', `I' and `J' follows underdrains in swales around the perimeters where
shown on the drainage plan.
Runoff from phase II of the developed site will be conveyed to the north pond by two channels, one is the
private drive on the south side of units `E' and `F' and the other is Swale `F' north of the buildings. The
private drive is paved having adequate flow capacity for runoff from the developed site.
Final grading of the south pond with a concrete pan was completed. The pond has inflow from Harmony
Road via 15' curb inlet with three 24" diameter pipes (equivalent area to a 42" diameter pipe as shown in
the drainage plan). The three 24" diameter pipes were used to avoid conflicts with existing utility lines
within the Harmony Road R.O.W.
