This letter is in regards to Building C at Myrtle Court Condominiums, and in particular, to provide the
City with a Grading certification for this particular building. Building C is addressed as 607 Cowan
Street. The basis for our evaluation is the survey information provided by Northern Engineering, dated
April 28, 2008, and a site investigation May 6, 2008.
I have attached a copy of the as -built elevations provided by Northern Engineering shown on the
approved grading plan. The approved construction plans called for finished floor elevations of 4968.50;
the actual finished floor elevations were 4968.95, leaving the buildings higher than proposed. The
finished grade along the building is 4967.90, two feet below finished floor. These units are to be ADA
visitable, so the walks leading north from the building are more like -ramps. To maintain the approved
drainage patterns, 12" culverts were installed under the sidewalk ramps to allow runoff to drain east and
west. Although it differs from the proposed grading plan, installing a swale with culverts on the north
side of the building was necessary to provide positive drainage from the window wells and base of the
building. The spot elevations and the site investigation verified that the area exhibits positive drainage.
There does appear to be sufficient grade away from the buildings to encourage positive drainage, the lot
grading does essentially comply with the approved grading plan.
