Dear Jay,
We have been asked to provide a grading oertification for 1115 Town
Center in Hearthfire PUD, 2"d Filing. We have found the lot grading to sufficiently
drain away from the on -site house. However, the rear lot drainage is limited by
existing grades at the lot comers, as well as an existing berm on the rear lot line.
After examining the surveyed elevations, we have determined that the berm is
low enough to allow water to overtop without entering the house.
We understand that an underdrain was designed for this low point by the
berm to facilitate drainage of the lots by Shear Engineering. After consulting
Shear Engineering, we have determined that the placement of a small drain inlet
in the underdrain would be an acceptable solution to drain the backyard of this
site. We have discussed our recommendation with JW Enterprises, the home
builder, and it is our understanding that they will be installing a drain inlet soon.
This drain inlet should be placed halfway between the north and south lot lines
within the flowline over the underdrain. It is important for the homeowners to
understand that the inlet should be kept free of debris. We have relayed this to
JW Enterprises.
