RE: Drainage Certification for Lot 21, Hearthfire PUD Second Filing, City of Fort
Collins, County of Larimer, State of Colorado (aka 1121 Bateleur Court).
Dear Sirs:
On March 10, 2009, we observed the site at 1121 Bateleur Court. The site had been final
graded. In addition to our observation, Frederick Land Surveying, Inc., obtained spot
elevations at numerous spots throughout the site. Please refer to the Grading Certificate
sheet.
Based on our observation and the attached surveyed information, the site appeared to
drain away from the building. The northwest and southwest side of the lot drains
southwesterly to a swale located on the open space Tract B. The area northeast of the
building drains northeasterly into the gutter of Bateleur Court. The area southeast of the
building drains either southeasterly into the gutter of Town Center Drive or onto Tract B.
The Finish Floor elevation, for the upper floor, given by Frederick Land Surveying, Inc.
is 5111.0 feet. The design elevation of the Finish Grade was given as 08.40 feet.
The site does appears to conform to the Grading Plan — Sheet 37 of 49 — of Hearthfire
PUD Second Filing — prepared by Shear Engineering Corporation, approved 6/02/03
except that the house is not parallel to Bateleur Court. The house is situated diagonally
across the lot. The entire lot is located within the same basin but not within the same
subbasins. The grading will divert more runoff into the streets and less into Track B.
However, both the street and Tract B drains to the same storm inlets located in Town
Center Drive. The runoff will end up at the same place but it may take a different route.
Therefore, in our opinion, the site appears to conform to the Drainage Plan — Sheet 43 of
49 — of Hearthfire PUD Second Filing — prepared by Shear Engineering Corporation,
approved 6/02/03.
Our certifications were based on our observation on the date noted above. The
geotechnical report was not provided to us, therefore we cannot determine if the site has
been graded according to the geotechnical report.
