Fort Collins, Colorado 80521 Re: Drainage Certification for -Cortina Mixed -Use Building Dear Jay, RECID OCT 2 4 2�d5 STATER RECEIVED OCT 2 4 2005 We recently surveyed the building and overlot grading improvements for the new mixed -use building located on the southwest corner of the intersection of Canyon Avenue and South Howes Street in downtown Fort Collins. Spot elevations and drainage patterns were checked at pertinent locations to verify whether the grading met the intent of the approved grading and drainage plan. The enclosed drawings show the design and as -built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the building on all sides. The finished floor elevation is at elevation 5000.70, which matches the design finish floor elevation. Approximately 42 spot elevations were surveyed on the ground adjacent to the building. The east side of the building drains directly east to Howes Street. The south side of the building drains east along the center of a concrete -paved access road out to Howes Street. The northwest side of the building drains toward Canyon Avenue. Along the northwest side of the building there is an access drive into the underground parking garage. At the high point of the ramp an 18" floodgate can be swung into place to prevent water from entering the building. Also, curved vane inlets span the length of the ramp at the entrance in the garage. Currently half of the inlet grates are oriented backwards (see attached photos). The southeast corner of the lot, near the mechanical building, is paved with concrete and water drains to a new storm inlet. That storm inlet was initially designed to be on the southeast side of the access drive. It was moved to the northwest side and as a result the stormwater design was slightly altered. The manhole connecting the inlet to the main line was moved further down the line as well. Correspondingly, the pipe lengths at the upstream end of line Storm 1 have changed. The design slopes were 0.5% at a minimum. The as - built pipe slopes are somewhat flatter, with a minimum slope of 0.36%. A positive slope is maintained at all locations on the building site. It is my recommendation that the Certificate of Occupancy for this property be released since the Contractor graded the lot to meet design drainage patterns. If you have any questions, please call.
