This letter serves as final certification for the above referenced address according to the
requirements of the Stormwater Utility in the Stormwater Building Permit Notice for this address
dated 09/22/04. Certifications include the items noted on the Stormwater Building Permit Notice
and are as follows:
• Grading certification
• Swale certification
• Finished floor elevation certification
• Corner lot elevation certification
• Lowest building opening elevation certification
The final grading for the west side of Lot 64 has been adjusted to match the existing grades on
the common property line of lots 63 and 64. The actual grades for the west side of Lot 64 were
defined primarily due to construction of the residence on Lot 63. The grading certification for
Lot 63 was requested by Shear Engineering and provided by the Stormwater Utility. After
studying the Lot 63 certification and as -built shots, and seeing that the grading generally met the
intent of the lot -specific grading design and plan for Lot 64, Shear Engineering requested that
both builders agree with the finished grading at the common property line prior to this written
certification. Attached is a letter signed by both the Lot 63 builder and the Lot 64 builder stating
that both are satisfied with the as -built grading at the common property line. A copy of the letter
dated July 18, 2005 is attached for your reference.
All final grading is now complete, functions properly and meets the general intent of the original
subdivision grading and drainage design according to the Utility Plans for Hearthfire P.U.D.,
First Filing prepared by Shear Engineering Corporation; Shear Project No: 1552-01-96; City of
Fort Collins Director of Engineering approval date September 30, 1997. Attached is a copy of
that portion of the Final Grading Plan from the subdivision utility plans, of which this site is a
part. This is for reference only.
Final grading for the above referenced address is also in general conformance with the site -
specific grading plan for this site, prepared by Shear Engineering Corporation, dated April, 2004;
Shear Project No: 1909-04-03. A copy of the site -specific grading plan with field shot
documentation is attached for your immediate reference. Also attached is a digital photo of the
common Lot 63 — Lot 64 grading prior to our directive to adjust the swale flowline at the rear
corner of both structures.

As per your request this letter is sent to you to inform you that the following lot owners ace
aware of the discrepancy that exists between the approved drainage plan for the Hearthftre
subdivision and the actual as -built conditions. Both owners are satisfied with the as -built
drainage and grading at the common property line located between the two properties. However,
it is the understanding of the following two property owners, that any discrepancy that exists
between the approved drainage plan and the as -built condition in no way compromises the intent
of the approved drainage plan and does provide for adequate drainage to the prescribed outflow
locations. Private engineers have verified the as -built drainage details for the owners and the
documentation from these engineers is on file with your office.
Please accept this letter as an acknowledgement by us of the as -built condition between the two
lots. ,
