Subject: Grading Certification Lot #69 Hearthfire P.U. D. First Filing. —

The following criteria were used to review grading for the above residence:
1. Neighborhood Grading Plan
2. Storm Drainage & Erosion Control Plan
3. Survey field notes, R.J.L. Surveys 113 Cameron Drive, Fort Collins, Colorado, dated: 6/13/00.
4. Site inspection completed June 23, 2000.
1. The finish floor elevation was found to be 103.12. The Neighborhood Grading Plan recommends the top of
foundation at elevation 100. 17'which is acceptable. The top of concrte in garage was found to be 100.48'
2. The lot comers were found as follows: NE = 97.09, NW = 96.73, SE = 91.96, SW = 91.23, The neighborhood
Grading Plan recommends these lot comer elevations as: NE = 98.04, NW = 97.50, SE = 91.96, SW = 91.18'. The
final lot corners elevations match adjacent property elevations and are substantially in compliance with the grading
plan. The slab on grade in lower level was found at elevation 93.26'. This is 1.30' above the southeast property
corner.
3. Swales are being developed along the east and west boundaries of the property which will direct storm runoff to
established curb and gutter along the south of this property. The final grading for construction of these swales will
be certified when completed.
4. The lowest building opening elevation is at an acceptable level.
5. Construction has not impaired the proposed drainage system. The finish floor elevation is 6.39 feet above the
curb and gutter of the service alley on north side of property. Grading is in accordance with accepted practice.
